  3. Investing In Thailand Over the last 3-4 years a lot of people have contacted me about investing in me or whatever I am doing. I have said no almost all the time. This was because the amounts varied from 1m-15m and I was unsure what to do with it or structure it. I didn't want to take money when I wasn't confident in what I am doing. I am doing business here for the long term and I want people that are involved with me to be happy. Critics will say that anyone can promise, but it took me years to build up an honest reputation and its an expensive habit! All the guys that have invested in me so far are happy, even the restaurants were a success in the end even if it didn't go as planned. I have visions to build big companies long term, I have started consulting one business owner already and I am very happy with our partnership deal. I have been personally getting involved in property here with my wife already but I want to start more larger projects. I am ready to start taking investments in the following: My idea is to open up an investment company very shortly, and we open one new company per project underneath that company. One project for example will be 10-30 houses built and sold or rented) Its my name in the company name and I will protect my reputation, (I am not passing investment money to another company) my partners are experts in this field, their advice will carry a lot of weight. We haven't agreed on all the details so far, but I wanted to make a post to see if anyone is interested in investing. We cannot guarantee returns, but we will offer B shares in each project and profit will be divided. Our first property development we will likely be more generous, but it will be a lot smaller so we can iron out any problems we face. We have already got projects planned out and ready to start, (once we have the funding) We will offer as much security as we possibly can, our business will be legal and transparent.   8. I can't believe how much guys value themselves at the start of businesses and paying themselves good salaries using investors money before the business actually starts making profit. This often causes conflicts with investors and between business partners. I personally think you should eat dirt, suffer as you build up your business. Lots of guys pay for sex here which is great and perfectly normal, but why do it daily or 2-3 times per week, why not jerk off and suffer (a wank is money in the bank) until you start making money? If you do not suffer you wont push hard enough IMO. If you give yourself a big salary, where is the incentive to work your bollocks off? If your lady needs a salary, cut it and make her suffer, because you just need to suffer and work hard to get a few rungs up the ladder. As for the crying bit.... if you haven't cried over business here, you are either not passionate enough or you are not pushing yourself too much. Making money is about stepping out of the comfort zone and doing things you don't want to do. I always focused on making money and not saving it, many people are like this or the opposite, they don't increase their income, they just live on a shoestring. A week or 2 ago, I decided its time to start suffering and eating dirt.... and increasing my income streams at the same time, push from both sides. I have sold my drifting car, jetski almost, I am turning air cons off, lights off, I have stopped paying transfer fees when sending money, I even rented my spare motorbike out and eating Thai food. I have rented all my cars out and we only have one left! I have started budgeting very aggressively daily and I take my spare money to my bank account, so if I need anything at all I have to pay from that! I spent 150 baht today and I put the rest of my budget into the bank on the way home from soi 6. When I first got to Thailand, it was tough seeing friends taking ladies home every night and me not being able to afford it, it was pure torture, but I had to remind myself I am in for the long game, I can do all that later, sometimes I made money and went on a shagging spree. But I realised I couldn't sustain that and I needed to put my future first, so I said to myself I will get laid every Friday night only. On Fridays I “worked” running bar crawls for free, this means I met 1000's of guys over the years (which helped me when I brought bars) but sometimes I only had 500 baht for my night out, it was tough running a crawl on that amount. Some days I didn't even have enough money for fuel in my motorbike. Sometimes I would go out and get drunk (Thursday and Fridays) and get laid and spend 2-3k then have no money to pay for food, cigs or whatever else I wanted. My water and electric was cut off very often. One day I got an infection on my face and I had no money for medicine, I didn't want to put my hand out and borrow or ask for it, so I decided to suffer and teach myself a lesson and drive myself to work harder, I was almost in tears one stage because my face got so bad and eventually I asked for help. One day I went out new years eve and spent all my money, it wasn't much but the next day I had no money at all. (some days I only had 100 baht which is enough to eat) so I didn't eat for 3 days as I had no money, I needed to suffer for my sins, its the only way to learn, when you are hungry for food, you are more motivated that you can ever be. (accept the need for drug money imo) Anyway my point is that I have suffered, earned my stripes, and we should all do the same even if we have excess money. I have done many jobs I didn't want to do but I did it to make money. And I think any new business owner here needs to hustle and work dam hard every waking hour of the week. Forget people saying don't do to many hours or you need to rest or dont over extend yourself, they are often average humans and they try to impose boundaries on you, just work dam hard and the rest will follow, not always from the direction you expect it. There is no shortcuts to working your bollocks off and I dont mean wasting time doing some mundane jobs, I mean working smart also. Acting Big and Thinking Big Lots of guys here want to set up large companies, they shoot for the stars and fail. They want to be corporate or expecting fast growth or to get rich quick or dominate markets quickly, while they are focusing on big things, they are missing out on actually getting sales in and earning money. There are companies here like nuskin, everyone is trying to get people to sell for them, so they can earn good money and do nothing, the problem is I didn't see anyone of the group I met that is really going hard for the sales.... they are all missing out earning because they are thinking big, they need to sell first, make some money and maybe reinvest it into advertising. My advice is to buy a very small business, (you can still dream and think big but wait and be patient) if you cant run a small business then you need to have a serious word with yourself. My wife has a minimart for sale for 200k its ready to be used, a business like that is ideal to get your feet wet here, practice and prove yourself. Then use that confidence to start expanding or getting larger businesses, practicing on a cheap business means you wont lose your life savings. Getting a lesson in how hard businesses are here is very important. But you don't want that lesson to be expensive like most people seem to do here, if you fail the minimart you lose almost nothing, if you fail at a larger business you can rack up a lot of losses and you have to pray someone buys your business or you could lose it all. Its just so important to get the fundamentals right and build up a business slowly. I am expanding our bar business fast as we speak, but I know exactly what I am doing and the risks/shortfalls. Besides I am only buying more bars which we are experienced to run, if I was going into new areas like clothing, I wouldn't be so brave or fast. It is just so important to start small and go through all the growing pains, cut backs, economies of scale, staffing problems, sorting the structure out, staff rules and regulations etc and discovering all the other benefits of having a larger business. Learn from the ground up and earn your stripes! Or you can lose your shit or someone elses IMO

  11. Investors and aspiring business guys here are very difficult to match up, everyone has different agendas and there are too many ifs and buts. There is just to much bullshit in this town and often the only way to contact people is through word of mouth between mutual friends. It would be nice to make a platform where both can meet each other, but the problem is too much fraud and cheaters will fuck it up as usual. The other problem here, its very difficult to invest in success, lots of guys still contact me to invest, but why would I sell them a percent when it makes money. It would have to be a lot of money to be worth it for all parties, so we can double operations quickly. There are some honest/successful guys around but they needed investments at the start only. However some are open to ideas because they are hungry to expand faster. I see many people investing in people from their home town or home country because they feel safer, this is when people drop their guard and shit happens. You are much more likely here to get ripped off by your own countrymen because people do handshakes etc. Yes he was your mate for 20 years and was honest, but Pattaya changes everything, some people would kill to stay here and live the dream, ripping off your mate is an easy fix when desperate. All my investors are from different nationalities, they were chosen because they are all good guys, nothing to do with sense of humour or having the same interests. Because of my posts I am now getting more guys contacting me wanting to invest and more guys looking for investors. A bad business man would keep taking those investments and sell 200-500% of shares, which is how some gogos seem to stay afloat. That’s ok if they are happy with the tiny amount of income they end up getting and if they can get their money back at some point, but its wrong and it can collapse. I have seen many people turn bad, I am seeing people turn bad right now and I can see the future quite often. I wanted to make this post to help investors figure guys out and to prevent problems, because they are the vunerable ones in this situation. Most investors here seem to be first time investors and they are so keen to live here, that they will risk their money very willingly. Here are some things you should do or ask yourself (to reduce chances of losing your money) 1. How many years has he been here, it’s a steep learning curve moving here and you don’t want someone to open a business during that learning curve 2. What motivates them – I think family is stronger than pussy but pussy works well here, I hope its not nights out or drugs 3. Do they have a criminal record back at home, you can check some of these things online 4. Do you actually know any of their real family, if they are really from where they are, any of their friends can verify it? Lots of guys lying about their pasts here. 5. How much money do they have and why don’t they have any? If the guy is older with no money it could be because he likes to spend, or there could be a good reason like out of work or medical expenses 6. How much money will they put in? If they aren’t putting money in they either have little confidence, don’t want to be liable and I don’t think they will put as much effort in without the threat of losing all their shit. 7. Does he ring bells and buy rounds of shots in? I have seen many guys with huge bar bills and many of them were using investment/borrowed money, if someone lives like that they will blow all your money to, plus make expensive business decisions because they don’t care about the money so much 8. Never ever hand over all the investment, (everyone did this for me but im established) You need to control and drip the money to them when they need something, don’t accept any excuses, you can put the money in a Thai bank, so you can transfer fast/easy. If some guys have huge amounts of money in their accounts, they will spend it all eventually, 9. Ask around about the guys reputation, you can ask his friends what are his strengths and weaknesses. 10. I find you need to figure out there train of thought to see if it’s a successful type of person or its someone that is going to lose a lot of cash 11. You need to preferably find someone that isn’t lazy and is self motivated 12. Drug tests 13. They should be compliant with whatever contracts your lawyer advises you on, if they are making excuses then don’t do it. Make sure you have a rock solid contract so they go to jail if they steal your money. Forget paying a thai guy to beat them up or getting a cop to harass them. There is nothing more powerful than the full force of the law, because the whole system is behind it. 14. Go with your gut instinct, if it feels wrong don’t do it 15. Try and be around and have regular meetings, if hes avoiding you its for a reason 16. Ask for daily sales emailed to you 17. Go through the whole business plan, is the rent right, can he gonna get the staff, does he have a crazy wife that will screw it all up, is it legal? Look for any flaws and seek advice off others. 18. Visit them in their house, are they settled or just here. I have a fully furnished house, dog, kid, all my computers, cars. I am real and I am not going anywhere. I said to a guy once, we aren’t gonna do business until I have sat in your living room and had a cup of tea, he didn’t want me to know where he lived! 19. Has he partied out? I am not against shagging bar girls and having a drink, but if its everynight forget it, when I was at my height of grafting, I went out 1-2 times a week. I much prefer to employ someone that doesn’t drink because they are more efficient and useful. Drinking alcohol consumes a lot of time. Many guys go crazy for the first two years, some faster and some never. But be warned some guys wont go out cuz they have no money, so when your investment comes they are out nightly lol 20. No secrets between business partners- ive been involved in business before when there are lots of secrets that I couldn’t tell people/partners, this shown dishonesty and ultimately that dishonesty turned on me also. 21. If you are cheeky enough you can suggest you have a stupid friend with loads of money and he could invest and we can push him out/rip him off. If he agrees to this then hes not a guy to trust. 22. So many guys that have been ripped off, knew that there business partners ripped people off before them, but they always say “I didn’t think they would rip me off” lol Well trust me its your turn at some point, it doesn’t matter who you are, guys who are desperate will rob anyone. 23. You will need a good bullshit detector and be weary of guys promising silly returns, they are out of touch and shouldn’t be doing business yet 24. You need to go through every last detail, plan between partners. One guy told his business partner just to take out enough money to live on, but when there was no money left an argument ensued, no amounts were discussed. How much profit being reinvested? Is he gonna give himself a bullshit salary and pay his wife double, is he going to get first class flights? Will he put his bar bills down as public relations. Is he going to live on premises for free. If you can agree a buy out price even better, so when there is a problem later, its easy to exit. Most things we think surely we don’t need to write this down, but some guys get greedy, have strange ideas or are just taking the piss. 25. What if he dies, will the business continue? 26. Does he have time to do the business or does he have to work for someone 27. How much is his current living expenses? If its more than what hes gonna make to start with, there is a lot of pressure to take more. Unless he has savings to get by, if his expenses are high and the payout is low, then something will snap. 28. How much profit will be reinvested? 29. Is the lease rock solid? Has he found a location? 30. Check the market hes going into and see if his pricing is right. 31. Check his passport and visa 32. Does he listen to advise or critism or is he always right? The latter will fuck up your business. 33. Is he passionate about this business, does he really enjoy it? 34. Does he really love Pattaya? Some guys just want to spunk up girls all day, whereas other guys love Thailand, love Pattaya and the girls are a huge bonus. 35. Check his reputation around town, try to find out if he owes money or has other investors, most of the failing types hide investors and debts. Some clues are often on their girlfriends facebook, “Thanks for the land back my lovely husband” “Thanks for the motorbike” 36. Find out exactly how much money is going to be spent on what and how much safety net needs to stay in the bank, try and get your name on the business and the bank account but be careful and check with a lawyer cuz there are a few tricks people can use. Last thing is we all have ideas, I have tons, we could brainstorm all day and figure out many things. But its not the idea, it’s the execution and the timing. Lots of guys message me with good/bad ideas but really its how they are executed is what a business owner really needs to know, you can be full of ideas but if you don’t market it right then you failed. I don’t want to listen to ideas. I haven’t done this post to scare people into investing or to invest in me, I just feel like I need to help people out. Please don’t be scared to reach out to business owners for advice or help, many are happy to help, many are grateful that you are a new customer. I don’t care how busy business guys are, if you ask them for help, they will often help because they love business and they are looking for opportunities or simply to learn what others are getting up to. Many people ask me for help, all I ask for in return is some feedback later or to keep me up to date, then I will learn through them. (good exchange for helping someone) Even small business owners have good contacts and opportunities. This list is exhaustive and may seem too much, but if they back away from questions or checks, you have saved yourself a lot of money. A real conman would give up half way through these questions because you aren’t an easy mark. They are looking for an easy ride.
  12. Steps to set up a business in Thailand (or anywhere i guess) I have quickly compiled the steps you need to take before you open a business in Thailand. People do get successful without some of my listed steps. But for the best chance of survival you need to do everything you can. 1. Move to Thailand and live there for a few years, get the partying out of the way, get a stable life and be ready to work. 2. Get to know the city of business, get to know rival business owners, other business owners. Learn from them, ask questions, watch them. Look for patterns in successful people. For example once you get to know the best/most successful business owners you will quickly realise they pay alot more to their staff than the going market rate. These guys know people are makers of there business and reward them highly to stay around. 3. Meet lots of people with various methods, build up contacts, go to networking events. Find people that are successful and like to mentor or share info such as contacts. Find the guys that seem to know everything 4. Try to drink less and less, look after yourself physically and mentally. If you are sober 247 you have full control of your life, business and decisions. 5. Build up real friendships and never confuse drinking buddies with real friends because they are completely different. We all have friends that we only have alcohol in common, they are good for a night out and a laugh but don't expect them to be there when ur in hospital or locked up. 6. Build up trust, be open with people, don't lie or cheat. There are lots of legal methods of cheating people. Don't be one of those guys, ive seen all the tricks, i would never dream of it. 7. Get a lawyer, accountant through recommendations. Plus builder, plumber and electricians. 8. Learn about the market you will go into. Figure out the pitfalls and if it lines up with your strengths and weaknesses. 9. Learn about rents for rival businesses. Every time you see a unit for rent or sale ANYWHERE in pattaya, phone and ask prices but be aware most places are empty for a reason. Could be a murder inside, high rents or dodgy landlord. Ask local taxi drivers about empty units or any unit your going to rent. My wife looked at a salon, i thought rent was too high, taxi drivers said many people have tried running the business but they fail and sell. This confirmed rent is too high. So if a unit has a high turn over of businesses or business owners. Its a warning. 10. When you find a business get as much advice and mentoring as possible. Be aware a lot of businesses have no good will, so do not pay more for good will. This is cuz people often reopen businesses or move somewhere else and customers follow. Staff often leave also and the business becomes very weak and unstable. 11. The businesses here are about you. You have to be hands on at least to start with. No one else will mother ur baby as much as you. If i brought a massage and sat outside all day overseeing things i would make money for sure. If im not there little chance. If you are the face of the business and deal with people, u can build up relationships and people react better when they deal with the boss. (Another reason to master Thai.) 12. Get to know Thais that you can trust, get police contacts, thai friends in government, dodgy Thai friends. You will need all of them at some point. You will get friends in various departments later on. 13. To be successful here you need to learn to trust people, you can be careful but you cant stop every scam. To grow business here you need to be able to stomach the risk and trust people. 14. Get to know laws, rules, customs. Learn about your customer behaviour and your rival companies rules. 15. Find talented staff. This is the most important bit. Without good staff you will suffer or do badly. Learn how to keep them and build relationships with them.. Make them faithful by treating them like family. 16. Find investors, some dont need to do this. Anyone can come up with cash, either using savings, borrowing or getting investors. Getting funding is the easy bit. Now i am established i get guys constantly asking to invest with us. But unless its something like 18m i am not interested. We make enough to grow. Also guys like me will invest in the right people. 17. Start a fb group or try to be an authority on a subject. Write/teach people things, they will come to you for more info or send people your way. You can build up contacts this way and get referals or opportunities. 18. Favours - do people favours, go out of your way, treat people (not too much but be thoughtful) if you look after people and help them. Some of them will help you back, very few people in this town remember a good favour. But if you give enough out, you will get some back and then you can see who ur support will be from. You can build solid relationships with these people. 19. Learn to read/write/speak Thai. This will give you a huge advantage. You wont relie on bad translations and avoid costly mistakes. 20. Plan how much money to invest, add on extra just incase and figure out losses for a bit. It all needs to be factored in. Make sure you dont invest most of your money. Make sure you can afford to lose it. Maybe plan ahead to decide when to pull the plug. Many business owners throw good money after bad and its all gone. When the money is gone, the game stops. Failing or successful business are great teachers and every business person has had failures to swallow 21. Try to get a steady gf in ur life or at least someone you can trust. 22. Judge people by smalls things they do and it will save you alot of problems. If a business partner is asking you to keep secrets about other business partners or are cheating them. Take that as a warning, cuz you will be next. Cunts always show there true colours in the end. 23. Try and make everything legal if your rivals are. If they arent then i would suggest doing the same. Alot dont pay tax here or at least declare much, dont be the guy that ruins it lol. 24. Ask urselves why people will buy from you? What makes you different? Is your reach impressive? Maybe some like the fact they can deal with a farang or feel safer. You can play on those later. 25. Make sure your buildings electric will support your business. On the rare occasion some places are maxed out, then need to lay alot of money to upgrade transforner. Some businesses dont have sewage pipes, they have septic tanks, so if your doing a laundry it wont work. 26. Use facebook to get feedback, listen to ur customers, react to any issues they highlight and reward them if they have helped ur business get stronger. Put systems in place to prevent same issues popping up. 27. Be radical sometines. Thailand is behind so lots of opportunities here that happened already in farandland. 28. Adapt continuously and dont be scared kf changes. Cuz they will happen. A big foot stamps on you often here. 29. Learn to get fucked in the ass and smile. Cuz your in for a bum raping occasionally. 30. Explore thailand, be sure your in the right place and know where ur customers or suppliers are. 31. Getting a location (and price) in the right places for most businesses is the most challenging part. Be very very patient because you need to get it right. And be prepared to move fast when an opportunity arises. Be prepared to overlook things. No landlord deal is perfect. Always reasons not to sign, but experienced guys accept the risk. For example some landlords say if there is a fire, no matter how small, they will throw you out. Not ideal but you have to take on that risk or you end up nowhere. 34. Do everything to avoid having business partners unless they are crutial for the business. Go over every rule and scenario, battle it out now before its to late. Define money amounts and things. Structure it transparently and fairly. Write it all down because you will forget it. 35. Make sure your break even point us very realistic and see what rivals sales are. Last thing you need is a losing business, most the times this is because people are paying too much rent. There are small margins here and some of ur competitors live rent free and can afford to lower prices. Muay thai gyms generally wont make money unless you own the land. 36. Lastly make sure you love what you do and are passionate about it. You will learn more than people who arent and your customers will notice. You will be rewarded greatly. 37. And one more. Many business owner will give you a payment plan to buy there business because they know most people will hit the bars and not be able to keep up payments. They then lose the business. Many people make good money doing it. You can potentially sell your business over and over. Lastly, I see so many guys trying to think of new ideas, I get alot of guys telling me off the chain ideas, its all good for ego but very rarely for finances. Do business to make money, use proven businesses and methods. If you are successful and are in a position to test the market for other ideas, do it slowly with little commitment imo.
